What the flush? What to do when your toilet won’t flush

The entire flushing process of the toilet begins with the handle. When you push down on the handle or push the toilet flush button on your toilet, it makes the trip lever inside the toilet tank rise.

The opposite end of the trip lever is attached to a chain that then rises and lifts the toilet flapper (or tank ball) from its seat, allowing water from the tank to flow into the toilet bowl. As the tank empties the toilet flapper drops back into its place stopping the flow of water again.

If your toilet handle becomes loose or floppy, or does not move back into its original position after a flush, it is likely that the trip lever arm has broken and there is nothing to lift up the toilet chain when you push on the toilet handle any more. Sometimes the trip lever arm becomes corroded or rusted to the point of breaking, especially for those who live in areas with hard water, and it is time to get in touch with your plumber and have it replaced.

If you need to hold down the handle of the toilet to get it to flush, that is usually caused by a flapper that is not totally lifting away from the flush valve.

If your toilet continues to run after you have flushed, it is most likely due to the flapper not fitting properly into the flush valve opening.

You should be able to identify this problem if you look closely at the flapper while the toilet is running. As the water keeps leaking down through the flush valve into the toilet bowl, the water level in the tank never rises high enough to shut off the water flow and it is time to get in touch with your plumber to have the tank ball/toilet flapper replaced and stop the leaking.

Why do I need to do a compliance inspection when I am selling a house?
The aim of any compliance inspection (plumbing, electrical, beetle, gas or electrical fencing) is to provide the buyer of a property with compliance certificates. By law it is the responsibility of the seller of a property to provide these certificates before a deed of sale can be completed between a buyer and seller of a property.

What is a Water Compliance Certificate?
Since March 2011, the City of Cape Town requires a Water Compliance Certificate for any properties sold where the City of Cape Town is the municipal authority. A new Certificate of Compliance needs to be issued each time a property is transferred and is valid for 6 months from date of issue, as per the City of Cape Town.

The City of Cape Town Water By-Law, Section 14(1), stipulates that before a property can be transferred, a Schedule 4 Certificate of Compliance for the water installation must be issued. The installation has to meet the by-laws as well as the SANS 10252 and SANS 10254 regulations. The aim of the water COC is to ensure that no clean water is going to waste either negligently, purposefully or wastefully with the use of fittings that leak or are defective.

What you can do before scheduling an inspection:

  • Ensure that all fittings are water tight and not leaking when closed.
  • Ensure that the water meter and consumer stop tap are accessible and visible with no obstructions, such as vegetation or debris.
  • Ensure that all rainwater down pipes discharge to the environment.
  • Ensure that all drain covers are in place and not damaged or blocked.
  • Ensure that the toilet stop taps are working.
  • Ensure that all toilets flushing mechanisms are working.

How do I know if I have a leak?

An estimated 10% of homes have an undetected leak that can lose thousands of litres of water over time. A dripping tap can waste as much as 24 000 litres of clean drinking water in one year!

Nobody wants to be wasting water or money through their water fittings or have to deal with the huge costs of repairs for damage caused by a leak on your property. Early detection of a water leak can save you a lot of money and avert a potential disaster.

Here are some signs to look out for that could indicate you have a leak:

Monitor your usage and your monthly water bill
Keep an eye on the amount of water that your household typically uses each month for any signs of a sudden increase in consumption that can’t be explained. If your water bill suddenly starts to rise but your water usage habits have not changed, it could indicate that you have an undetected leak.

Use your water meter to test
Turn off all of the water in your home, making sure that all taps are turned off and no appliances that use water are running. Check your water meter and see if it is still changing, this could indicate a fast-moving leak. If it doesn’t change immediately, but you still suspect there may be a leak, leave everything turned off over an hour or two and monitor the meter again. If it has changed despite all the water being off, you may be dealing with a slower leak. The leak could be anywhere after the meter, or even underground. Remember that all piping after the meter is a homeowner’s responsibility.

Use food colouring
Toilets can be a source of a leak that often goes undetected and they account for approximately 30% of the water use in a home! A simple way to test if your toilet is leaking is to add some drops of food colouring to the toilet tank. Wait for a few minutes and observe, if any colour shows up in your toilet bowl then you have a leak that is allowing fresh water to drain constantly.

What’s in the box?

While this may seem obvious, your new refrigerator will come in a refrigerator sized box with a refrigerator’s amount of protective packaging. You will need to have a way to recycle or dispose of the box and all of the packaging.

Plan your route

Make sure to plan out the best moving route for your fridge. Measure the fridge and the doorways it will need to fit through on its way to its new home, often new buyers measure the space where the fridge is going to go and forget that it also needs to get there. It is also recommended that you use a dolly to move your fridge as it will be far safer and more efficient for both you and your fridge, so remember to account for any additional space that the dolly may require

Check your space

Check the space your fridge is going into, not only that it will fit but also that there is enough space for ventilation as recommended and that there is space for all of the cables and pipes to fit without being caught when you slide the fridge into place.

Read the manual

You can download and research most new refrigerator manuals online. Read through it to see which parts are loose and can be removed – you may need to remove the doors of the refrigerator to get it to fit through doorways and these often require a particular order or special knack on how they come off safely.
